Our framed flat rooflight is priced competitively without compromising on quality. Boasting a centre pane U-value of 1.1 W/m2K the rooflight we supply is one of the most thermally efficient double-glazed roof lights available.

The skylights simply fit directly on top of the existing builders upstand/kerb. The skylight is manufactured in the UK. If optional extras such as self-clean, satin or solar glass are selected then lead time would increase. These could vary from time time.
The roof lights sleek and contemporary design with a slimline powder coated anthracite grey frame and flush fitting glass panel maximise the light entering the room. The minimalistic framework ensures the framework is barely visible once installed as per our fitting instructions.

Please note size you purchase from the drop down menu on the website is based on the external upstand dimensions. If you purchase a 1000mm by 1000mm from our website then your external upstand dimension would be 1000mm by 1000mm. We have 20mm tolerance all around built into our sizes so if your external dimensions were 1020mm by 1020mm this would still fit. The width of your upstand should be 75mm wide.
Acceptable tolerance:
- Fixed Flat Glass Rooflight = rooflight size (External Upstand) +20/-0mm
Please note self-clean option is only offered with some sizes and only works effectively at pitches of 10 degrees and above.
A minimum of 5 degree pitch is required. At times customers may choose to install at lower than the recommended pitch. If installed on a lower pitch, we recommend pouring water over the top to ensure you’re ok with how the water is flowing off before the rooflight is installed. The purpose of the rooflight pitch is to allow the water/dirt to flow off and ensure maximum benefit of self-clean coating this option is selected. If installed completely flat water could pool on the top of the rooflight glass which won’t affect the performance or cause leaking, but you could be left with visible water when looking up at the skylight. If a glass Rooflight is installed below this recommended pitch then the Warranty would still be valid and this won’t affect the performance, however, you may experience ponding of water
Extra options:
Solar control glass: A solar control glass is a glass with a special coating designed to reduce the amount of heat entering a building
Self clean/easy clean glass: The glass coating reduces cleaning time and frequency.
Satin: Provides privacy but still lets in a level of light.
Grey Tint: This will be supplied with a grey tinted glass.
Stippolyte glass: is a type of obscure glazing. It is designed to provide privacy in rooms which are overlooked from outside or from neighbouring properties. Stippolyte glass has a textured surface which distorts light when entering the window.

For custom sizes bigger than 1000 by 2000 the bottom pane of glass used will be 9.5mm laminated glass. 11.5mm inner pane will be used for larger roof lights.
Warranty:
These units are expected to remain fit for purpose in normal industrial conditions for a period of 20 years (guaranteed for 10 years), i.e. they will not become perforated, lose significant structural integrity or distort to the extent of losing weather-tightness. Electrical actuators (where present), are guaranteed for a period of 1 year; actuators have a design life of at least 10,000 cycles. Insulated glass used in the construction of the rooflight is guaranteed for 5 years.

What is a framed rooflight?
The framed rooflight is a fixed flat glass skylight which has an anthracite grey frame colour 7016 protecting the corner edges of the glass. The frame is thermally broken, and you receive the fixings screws, packers and tape required for the roof light installation. This rooflight frame goes over the edges of the builder’s upstand made on site, the rooflight frame is then screwed in externally into the builder’s upstand.

Will I see the frame?
The framed flat glass rooflight sizes are based on your external upstand measurements and the size you purchase should be the size of your external upstand dimensions. Once the skylight is installed, the builder / installer would use plasterboard to make the rooflight aesthetically appeasing with the finish which should result in no frame visible when viewed from internally.
Can the Framed Fixed Rooflight have special glazing?
The framed rooflight can have special glazing such as tinted glass, easy clean glass or solar glass added to the roof light which will be priced on application. This would extend the lead time. Most customers choose to have the fastest lead time so select the first 10 sizes from the drop-down menu with the standard clear glazing.
How do I Install this Framed flat skylight?
On each roof lantern product page you will find a “fitting and measurement tab” which contains PDF of the installation guide and instructions which should be followed. This also contains details of all essential fixings that should be received to complete the installation. Lead time for this product is 2-3 working days for sizes listed on this page. If extra options such as self-clean, satin or solar control glass or larger sizes are selected the lead time would increase to 2-3 weeks.
Labour would need to be on site to sign for and off load the product from the vehicle. Deliveries are all day deliveries; a text message will be sent with the delivery date to the mobile number provided with the order. We recommend arranging equipment and installation after the item has been delivered. The driver from the transport company is not insured to deliver inside the property. For sizes that are on a 2-3 working weeks lead time, a deliver date will be provided within 20 working days.
Please Note lead time to Ireland will be longer than the standard lead time above.
